How Commercial Loans Work

Commercial loans are really focused on the Cash Flow of the property not as much as the individual guaranteeing the loan. One of our key indicators that determines eligibility is a Debt Service Coverage Ratio of at least 1.25 based on the Net Operating Income. In other words, we want to make sure that for every $1000.00 of total Mortgage Payment including Property Taxes and Insurance the Net Operating Income (NOI) is at least $1,250.00. We also look at the overall project, the location, and the overall worthiness of the property owner.
